How PROTERTY calculates starting investment prices

Every “Starting from” price on PROTERTY is calculated from published projects. Here is exactly how it works, including currency conversion.

Every country, city, area and developer page on PROTERTY shows a “Starting from” price. These figures are never typed in by hand. They are calculated automatically from the projects we have published, so they change the moment a project is added, repriced or withdrawn.

The rule

The starting price of a group is the lowest advertised starting price among its published projects. If three projects in Oman start at OMR 86,000, OMR 93,600 and OMR 126,000, Oman shows Starting from OMR 86,000. If a new project starting at OMR 75,000 is published, the Oman figure updates to OMR 75,000. If that project is later unpublished, the figure returns to OMR 86,000.

When projects use different currencies

Developers publish prices in their own currency. To decide which project is cheapest when a group contains several currencies, we convert each starting price to US dollars using dated exchange rates from an independent provider. The conversion is used only for the comparison: the price we display is always the original amount, in the developer's own currency.

If we do not have an exchange rate for a currency, that project is left out of the cross-currency comparison rather than guessed.

Viewing prices in your currency

You can choose any of nine display currencies. Converted amounts are rounded, marked as approximate and shown together with the original price. The exchange-rate source and the time of its last update are shown on every page that converts prices. If rates are out of date or unavailable, we switch conversion off and show original prices only.

When there is no price

If no published project in a group has an advertised price, we show “Contact for pricing”. We never estimate or invent a price.

What a starting price is not

A starting price is the entry point of the lowest-priced published project. It does not mean every unit is available at that price, and it is not a valuation or a forecast. Availability and final prices are confirmed by the developer.
