The Residences at Mandarin Oriental, Muscat is an exclusive collection of 156 luxury branded, serviced residences beside the Mandarin Oriental hotel on Shatti Al Qurum, with direct beach access, the hotel's world-class services on an à la carte basis and the city's finest beachfront promenade at the door. Developed by Eagle Hills, the project is approved as an Integrated Tourism Complex (ITC).

The residences are completed and ready to move in. Pay 25% and receive the keys, then spread the remaining 75% over three years in 12 quarterly instalments of 6.25%, with no waiting for construction and no handover risk.

Hotel living, at home

Residents enjoy Mandarin Oriental services à la carte, alongside a world-class spa, residences pool and kids' pool, fitness centre, fine dining, concierge services and private lounges. The North and South Residences are set around a private courtyard beside the 150-room hotel, with 235 metres of beachfront and 1,630 m² of waterfront dining and retail on a 32,750 m² plot.
